People who were not Spanish citizens but owned a vacation or second home in Spain could default on the mortgage with little or no cost or repercussions. But now Spanish mortgage holders can and do pursue every legal means necessary to collect on their mortgages.

One option you have when you default on your Spanish mortgage is to turn over the home to the bank. This option will save you money in court costs incurred by the bank when pursuing you for the balance, as well as additional interest on the mortgage during the court battle. However, turning the home over to the bank is a process that must be negotiated. The bank can to agree to accept the home back, but they do not have to. To get the facts, I sought out the man generally considered to be the father of virtual real estate investing: Bryan Ellis.

When I began using the term virtual real estate investing in the late 1990s, I did so because I saw clear parallels between the strategies used for profiting from physical real estate and those that would create income in the online world, said Ellis.

An example of the similar nature of “virtual” and “physical” real estate Bryan Ellis likes to point out is the methods of making a profit from domain names compared to physical real estate. “These types of assets - websites and physical real estate - can be monetized in very similar ways like buy lo/sell high, leasing/rental and advertising opportunities” he says.

Moving to Spain is a big step and there are a number of things that need to be well thought-out before heading out and purchasing or renting a home in Spain. If you are going to purchase a home then there are a number of things to consider. If you are a homeowner are you going to sell it and use the funds to buy your new Spanish property or keep it and rent it out? The second option is worth bearing in mind if you think you may want to return to your present country at some point in the future. If you are going to purchase a property in Spain then it’s worth getting expert advice. A good lawyer or Spanish mortgage adviser will check any property to see if there are any issues that the seller or Estate agent may not want you to know.

You are going to want to check to see what the laws are in your native country. There are some countries that will make you pay income tax just because you are a citizen whether you are working in the country or not provided that you own property or have assets within that country. You are also going to need to consider work, transportation, cost of living differences as well as language. There are two options depending on status and this can be a major consideration. You are also going to need to consider things like how to get your things to Spain, how to get to Spain yourself and how to make sure any pets you have make the trip successfully. In some instances such as moving from one country in Europe to Span there may not be as much difficulty as you might experience if you are coming from an outside of Europe country.

The Servicemembers Civil Relief Act (SCRA) has several ways to offer relief for servicemembers on active federal or state duty that would allow active military members to suspend or postpone some civil financial obligations. The SCRA was signed into law on December 19, 2003, amending the Soldiers’ and Sailors’ Civil Relief Act (SSCRA) of 1940.

The Soldiers’ and Sailors’ Civil Relief Act (SSCRA) was created to assist and protect important rights of active duty military members and reservists, but had not included members of the National Guard. National Guard Members called to active state duty in response to a national emergency declared by the President of the United States are now recognized under the new statue.

If you are a servicemember on active duty, you are under its umbrella of protection from the day you take the oath to the day you leave military service. Any member of the uniformed services serving on active duty is covered under the Act. This includes reserve component personnel called to active duty, Coast Guard personnel, as well as officers of the Public Health Service and the National Oceanic and Atmospheric Administration.

Under the provisions of the (SCRA), you may qualify for any or all of the following:

* Reduced interest rate on mortgage payments.

* Reduced interest rate on credit card debt.

* Protection from eviction if your rent is $1,200 or less.

* Delay of all civil court actions, such as bankruptcy, foreclosure or divorce proceedings.

One of the most significant provisions under the act limits the amount of interest that may be collected on debts of persons in military service of 6 percent per year during the period of military service. This provision applies to all debts incurred prior to the commencement of active duty and includes interest on credit card debt, mortgages, car loans and other debts. The provision applies to pre-service debts, and the interest rate reduction doesn’t occur automatically-servicemembers must request it!

The (SCRA) also protects your dependents from being evicted while you are serving your country. If you rent a house or apartment that is occupied for dwelling purposes and the rent does not exceed $1,200 per month, the landlord must obtain a court order authorizing eviction. This provision applies regardless of whether quarters were rented before or after entry into military service. This provision is not intended to allow military members to avoid paying rent, but rather to protect families when they cannot pay the rent because military service has affected their ability to do so.

Long Island has been a growing economic power for the last 3 decades. Companies that only saw New York City as a viable option for their business years ago, now see Long Island as a strong place to rent office space.

Class “A” and “B” office space

Class “A” office buildings offer the newest offices on Long Island. These buildings usually offer newer construction, corporate location, Information desks, Exercise rooms and cafeterias. They are the top office leases that are available. They are more expensive per foot than Class “B” space in the same area. Small or start up companies with limited capital, may want to avoid this type of space initially. The rent and taxes can be rough for a small business. Larger companies will see this as the only option. A company like Merrill Lynch or Washington Mutual will normally not inhabit anything less than Class A space.

Some areas where you will find the most attractive Class A and class B office buildings:

Garden City and surrounding areas

The advantages of Garden city are that is close to the city, has good railroad access and is surrounded by other large companies. It is one of the more expensive areas on Long Island for high end building office space.

Melville

The Route 110 area in Melville has the most concentrated areas of Class A office space on Long Island. It is a very desirable location. It can be expensive, but there normally is a good amount of vacancy, so you may cut some good deals. There are Class “B” offices that are very suitable for leasing as well.

Hauppauge

Hauppauge is further east, but it is a major area for business on Long Island. It is similar to Melville, because of it’s access to the LI expressway and with it’s one or two primary desirable streets (Motor Parkway and Veterans Memorial Highway). It has lower Class A rents than Garden City and Melville usually. There are many fine restaurants as well for business lunches.

Bohemia

Bohemia and it’s surrounding area is further south than Hauppuage. This area has very attractive lease options for space ranging from small to whole buildings. Bohemia has a lot of new buildings, and some are at half the price as Garden City. It is Near Islip Airport as well.

Most building owners are looking for 5 year leases, but 3 years is not hard to negotiate.

Furnished Instant Office Lease

These offices allow a small business to move right in to a staffed office. These set ups have become very popular for self employed business owners who may be working out of their house or paying too much for traditional office space. A staffed office includes utilities, phone lines, Internet more. The lease arrangements are very flexible, with some as short as 30 days month-to-month.

The Long Island office space market varies from year to year, but if you are flexible on what you want, you will find an attractive home for your business.

Ever noticed the outcome of an argument between two people or
groups with contradicting views? Was there really a winner? It
is important to come to some kind of understanding without
burning bridges with the other party.

If you’re on the winning side of an argument, you may feel
superior, and important. All these feelings suggest a positive
outcome for you. It’s as if you’re looking down on a guy while
he looks up at you. He has these words to mumble “I’m going to
get you next time; you wait and see.”

Yes, there’s this shallow threat to win over you once he gets a
rematch. Definitely, a rivalry and a disharmonious relationship
will ensue. If the argument happens in front of other people,
the repercussions are far worst than can be imagined. To most
people, being contradicted and won over in front of other people
is a big issue. For obvious reasons, no person in his right
sense can tolerate being contradicted. It is an embarrassment.
Try avoiding contradicting people in a public forum. A person
forced to submit against his will stays firm in his belief. So
what’s the best advice to a situation that seems to lead to an
impending argument?

Welcome an opinion even though it is the opposite of your own.
When two people go into a partnership, let’s say in business, it
is normal that disagreements arise. Actually, it is healthy for
business.

Disagreements don’t mean that the partnership will go sour. It’s
the exchange of ideas that gives businesses more competitive
edges and improvements. Use disagreements to your advantage.
This is especially true to married couples. Husbands and wives
may disagree but they ultimately find a common ground to make
their relationship stronger. It’s like exploring each other,
getting to know your partner better.

If you are the temperamental type, learn to control it. Make
every effort to gradually reduce the intensity until you see
substantial improvement. Temper that is out of control is fueled
by anger like a forest wildfire. This is entirely different from
controlled temper that is like the fire in the fireplace giving
warmth at wintertime. A bad temper can cost you a lot of friends
and a lot of money.

One of the most important character elements you can develop to
avoid arguments is to be a good listener. Give your ear a chance
to listen first before you let words come out of your mouth.
When you do have a word or two to say; try your best to align
them in a non-argumentative direction. Be tactful. Dwell on
areas where you think you and the other party will agree. Be
sincere. If you commit a mistake, acknowledge and apologize
accordingly. Apologizing for mistakes does not make you a lesser
person in terms of importance. On the contrary, people feel
humbled when apologized to. Apologies bring out the gentle
person in you.

Give the other party the benefit of the doubt in his opinion
especially when you doubt your own opinion as well. Tell the
other party you will think over his ideas. This is better than
being told later ” I told you so but you wouldn’t listen.” This
will also give you and him the chance to evaluate the problem or
issue.

When someone takes the time and the effort to engage in a debate
or argument with you, it only shows that he is also interested
in the same things as you do. That alone is sufficient reason
for you to thank him.

Arguments are raised not to be a source of losing one’s face.
Arguments are raised so that we may learn a lesson or two and
get better in terms of acquiring added knowledge.
